Cuenca is a city apart from all others and has come to be recognized as the most European feeling city in Ecuador. As such Cuenca is hands down the most popular destination for Euros and North Americans expats seeking a patch of grass a little greener than the last. It’s architecture resembles something from the streets of old
world Andalusia with cobbled streets and wrought-iron fences, courtyards and verdant plants falling down from balconies into the narrow streets below. The old city itself is one of the most well preserved colonial cities in South America and gained UNESCO world heritage status in 1999 to preserve it as a great historical attraction. And it isn’t just the buildings which attracts so many people to the real estate of Cuenca. If you ask the Serranos(the people from Quito) they will tell you that the Cuencanos are the blonde haired and blue eyed oddities of Ecuador—genetic manifestations of Ecuador’s colonial legacy. What’s more, Cuenca’s altitude at about 2500 meters makes for a mild year long climate appreciated by all who come. Perhaps the gringo feels not too far from home coming here amongst the architecture, the people and climate. The word is well out, and the Cuenca real estate market is on the lips of those looking to relocate in Ecuador.
The worldwipe slump still reigns over Ecuador’s real estate, but is this a not a blessing? Most people still just don’t have the money to put out, but for those who do now is the time. I just was having a look on www.cuencarealestate.com, there you’ll find all you need to know with market reports and links to sites on living in Ecuador, and most importantly contact info for lawyers working with real estate here in Ecuador. CRE,com suggests that rent first to get a feel and for $300 a month will get you a nice rental and from there you can explore around. Pretty good listings–large acreages with house for under $250000 and in town condos for about $80,000.
There are obviously many legal hills to climb and of course it must all be done in a foreign language. Have a good read on the websites and blogs first before heading over with your large retirement fund. Along with having a good read on the web, adhere to these three rules when purchasing property: get a good lawyer, get a good lawyer, and get a good lawyer. There are many ins and outs to the whole process and that would take the subject of a whole other loooong blog to take you through. As I said before, www.cuencarealestate.com gives some links for reliable lawyers. A good trusted attorney will steer you through it all, no sweat. While there are many pitfalls, all can be avoided as long as it all goes down on lawyer-signed documents. The beauty of land purchase here, which is absent in many foreign countries, is that you will get entitlement; the land is yours forever. You can keep it in your family for as many generations as there are children present to inherit. Ecuador is the hot new place, cheap and easy, with pretty good gringo laws to protect your purchase. Check out Cuenca while the selling price is still low.

A post like this tells me prices in Cuenca are heading for a fall.
Hi MG.
Interesting analogy, however there are still many areas of Cuenca that are extremely reasonable to own.
Personally I dont care for the cooler year round weather and prefer the Pacific coastal areas..from Canoa to Pedernales. This area is still pristine. I live in that area and think its the absolute best of all worlds…if I want the cooler weather I can get there very quickly or take my time.
Being in development for a number of years, I always look to the “path of progress” to determine my investment areas, and this part of the coast is definitely on the radar. Many foreign real estate firms and travel guides pick this to be the very best investment opportunity for coastal real estate in this part of the world. Just my take…all the best and if you ever got down to Ecuador look me up.

I believe you should check out Cuenca Properties at http://www.cuencaproperties.com if you are looking for a property to purchase. They helped me out tremendously.
Try craigslist quito ecuador. Look for by owner ads. Always the better alternative than getting ripped off by the hungry gringos exploiting the market.
Craigslist is good also try Mercardolibre.com and olx.com,ec–these are like the local versions of craigslist and are generally better attended than craigslist in Ecuador. You’re more likely to see a local’s price than a gringo’ price for stuff in these.
